Village Oaks Retail Center Buildings Bid Request. This is a Design/Construct Bid

Request which is in two parts. Part One is for the Warm Shell price for ten (10)

buildings, either separate or attacted. Part Two is for the tenant buildout of a

Marshalls in building M3. Please find the posted utility loads & bid forms on our web site.

Part One: Please provide design/construct pricing (warm shell) for all trades per

the posted drawings for some 10 buildings. Please see bid form.

The trades requested by not limited to are: concrete, lightweight concrete, masonry

(CMU & Veneer), rough carpentry, metal studs and drywall, glass & glazing,

storefront, struc. steel, misc. metals, insulation, plaster, tile (ceramic, slate), BU

roofing, flashing & sheet metal, metal panels, paint, doors and hardware,

overhead doors, roof accessories, loading dock equipement, elevator, fire

sprinklers, plumbing, HVAC, electrical (exterior lighting & warm shell).


Part Two: Please provide design/construct pricing for all trades per the posted

drawings for the Marshalls TI buildout. Care should be taken to match the building

and foot print for building M3 with the posted generic drawings and specifications

provided by Marshalls. Pricing is for building M3 not the one shown on the

Marshalls dwgs. Please see bid form.


The trades requested but not limited to are: rought carpentry, metal studs and

drywall, ACT ceilings, insulation, paint, flooring, finished carpentry, signage, toilet

partitions, restroom accessories, plumbing, HVAC, Electrical, fire sprinklers.

Q: PER PLANS, THE UPPER ROOF DECKS ON BLDGS. M1-M3 TO RECEIVE TAPERED INSULATION
(example A-412/1) and BUILT-UP ROOFING. INSULATION IN DRAWING APPEARS TO BE
PRETTY THICK. NO R-VALUE REQUIREMENT PROVIDED. WHAT IS THE REQUIRED R-VALUE?

A: NO R-VALUE RESUIRED FOR TAPER INSULATION. THERMAL INSULATION TO BE PROVIDED
BY BATT INSULATION ON THE UNDERSIDE OF THE ROOF DECK. TAPERED INSULATION OCCURS
ONLY IN LIMITED AREAS NOTED ON THE ROOF PLAN.

CONTRACTOR CAN PROVIDE AN ALTERNATE COST FOR PLYWOOD CRICKETS INSTEAD OF
TAPERED INSULATION IF THERE IS A COST BENEFIT.

Q: WILL UPPER TOWERS REQUIRE A CERTAIN R-VALUE OF INSULATION?

A: THERE IS NO INSULATION IN THE UPPER TOWERS. ALL INSULATION OCCURS AT
TENANT SPACES. REFER TO DRAWINGS.

Q: BUILDINGS S2/O2, S4, S5, and M1/M2 CALL OUT FOR BOTH 120/208V and 480/277V.
IS THE 480V REQUIREMENT A TYPO?

FIVE OF THE T.I.'s SPACES REQUIRE 600A @ 480V, WHILE THE REST REQUIRE 120/208V,
I CANT MIX VOLTAGES IN THE (MSB) MAIN SWITCHBOARD.

THE EASIEST AND MOST COST EFFECTIVE WAY AT THIS TIME TO RESOLVE THE ISSUE
WITH MULTI VOLTAGES IN THE BUILDINGS IS TO PROVIDE A 480 BOLT MAIN SWITCHBOARD,
THE FUTURE TI CONTRACTOR WILL THEN HAVE TO PROVIDE 480/277V SUB PANELS
TRANSFORMER and 120/208V PANELS FOR THE TI SPACES.


A: THE 480/277 IN THE SHOPS BUILDINGS APPEARS TO BE RELATED TO THE HOUSE PANELS
THAT WERE INTENDED TO POWER THE SITE LIGHTING. IT IS MY UNDERSTANDING
THAT THE LED FIXTURES THAT ARE INDICATED ON THE SITEWORK DRAWINGS CAN BE RUN FROM
120/208. YOU CAN MAKE THAT ASSUMTION FOR BID PURPOSES WHICH WILL ALLOW THE
SHOPS BUILDINGS TO BE 120/208.

FOR BUILDING M1/M2, PLEASE ASSUME 408/277 AND A STEP DOWN TRANSFORMER
AT BUILDING M1 AS INDICATED.
